A high-efficiency (condensing) furnace is a gas furnace rated 90% AFUE or higher. It uses a sealed combustion chamber, a primary and a secondary heat exchanger, and an induced-draft fan, and it vents through PVC instead of a metal chimney flue.
What happens when your thermostat calls for heat?
The sequence is the same every time: the control board runs the inducer fan to prove the vent is clear, the igniter glows, the gas valve opens, and burners light inside the primary heat exchanger. The blower waits roughly a minute so it never pushes cold air, then drives your home's air across the hot metal and out through the supply ducts. When the thermostat is satisfied, the gas valve closes and the blower runs a short cool-down. If any step fails to prove itself — no flame signal, no vent pressure — the board shuts the whole thing down and flashes an error code instead of letting it run unsafely.
Where does the extra efficiency come from?
An older 80% furnace throws away a fifth of the heat it makes, sending hot exhaust straight up a metal flue. A condensing furnace routes that exhaust through a second heat exchanger and wrings more heat out of it before it leaves — so much that the water vapor in the exhaust condenses back into liquid. That condensation is the efficiency: recovering the latent heat in water vapor is what pushes a furnace from 80% into the 90s. The exhaust that finally leaves is cool enough to touch, which is why the venting is PVC pipe out a sidewall instead of a chimney.
Why does a high-efficiency furnace produce water?
A condensing furnace makes several gallons of mildly acidic condensate on a cold Wisconsin day. It drains through a trap and tubing to a floor drain or a small condensate pump.
