A combination ('combi') boiler is a high-efficiency condensing boiler that also produces domestic hot water on demand, replacing both the old boiler and the water-heater tank. Sealed combustion means it draws burner air from outside through its own pipe instead of from the room.
Why is venting the real design problem in old houses?
Older boilers vented up a masonry chimney using natural draft. A modern condensing boiler's exhaust is too cool to draft that way — it vents horizontally through PVC or polypropylene out a sidewall. That's the easy half. The hard half: if a natural-draft water heater shared that chimney, removing the boiler leaves it 'orphaned' in a flue that's now oversized for it alone, which can cause poor draft, condensation inside the masonry, and eventual liner damage. A correct quote addresses the orphaned water heater — a chimney liner, or moving the water heater to power-vent or to the combi itself — not just the shiny new boiler.

Every air-sealing and insulation project makes an old house tighter, and tight houses fight natural-draft appliances: kitchen hoods and bath fans can win the tug-of-war and pull combustion air (and exhaust) backwards down the flue. Sealed-combustion equipment opts out of that fight entirely — burner air comes in through its own dedicated pipe, exhaust leaves through another, and your house pressure can do whatever it wants. Yes, with a caveat: condensing boilers hit their best efficiency when return water is cool, which favors big radiators and baseboard runs — common in older homes — running at lower temperatures. A good installer sets the outdoor-reset curve so the boiler condenses as much of the season as possible.
What happens to my old chimney after the swap?
If nothing else vents into it, it can be capped and retired. If a water heater still uses it, it needs a properly sized liner or the water heater needs a new venting strategy. Leaving an orphaned water heater in an oversized flue is the classic corner-cut on cheap boiler swaps.
Can a combi handle Wisconsin winter heating loads?
